Flat & Low-Slope Roof Cost in Sacramento
About one in ten re-roof permits in Sacramento County (roughly 10%) calls for single-ply membrane, and plenty of those are houses, not shops. Additions, patio covers, ADUs and mid-century homes often have low-slope sections where shingles can't keep water out.
What drives flat roof pricing
- Membrane type — TPO, PVC and EPDM price differently
- Insulation — whether the existing board is dry and can stay
- Penetrations — HVAC curbs, vents and drains all need flashing
- Tear-off — how many existing layers come off
- Access — getting material onto a commercial roof costs more than a house
Coating instead of replacing
Silicone coating only makes sense when two things hold: the membrane is still whole, and the insulation under it is dry. Then it buys years of life for a fraction of what replacement costs. Coat over wet insulation and you lock the water in while the deck keeps rotting. That's why we test for moisture before anything else.
Our published prices
Per roofing square (100 sq ft). Your price is your roof’s measured squares times the tier rate, confirmed in writing before any work.
The example uses 25 squares, the median Sacramento home re-roof in county permit records (2022–25). It is an illustration, not your price.
Common questions
Is a flat roof cheaper than a pitched roof?
Per square, often yes, because there is no pitch to work against. But flat roofs need more detailing at drains, curbs and parapets, and those details are where the cost and the leaks both live.
How much does it cost to coat a flat roof instead of replacing it?
Substantially less than replacement, which is exactly why it is oversold. It is only the right answer when the existing membrane is sound and the insulation under it is dry.
